1. HOW LONG HAS BANYAN BEEN BUILDING HOMES? Banyan has been building homes in the State College area since 1992.

2. DOES BANYAN HAVE "STOCK" PLANS? Banyan does have some plans of homes that we have built in the past, but since we are a TRUE CUSTOM builder, we like to work with the homeowners to create a home that is truly custom. We use CADD software to design your homes, and any modification or changes are done instantly. We will also customize a quote for you based on your home and its features.

3. HOW LONG DOES IT TAKE TO BUILD A HOME? The average home that is between 2,500 -4,000 square feet will take approximately 5-7 months to build depending on the complexity of the plan, time of year, and weather. There is an additional 4-6 weeks of permitting prior to that. The additional amount of time to design your home is dependant on the homeowner's design requirements. So, the ideal time to begin the "homebuilding process" is approximately 8 months prior to when you want to move in.

4. DO I HAVE TO WORK WITH A REALTOR, OR CAN I CONTACT BANYAN DIRECTLY? You do not have to work through a realtor to contact us unless you feel more comfortable doing that. You can call us directly for lot sales in our developments, spec homes, or custom building. We also welcome you to stop by our model which is open everyday from 1-3 PM.

5. WHY DO SOME HOMES COST MORE ON A DOLLAR PER SQUARE FOOT BASIS? You can never use the same dollar per square foot pricing on all homes. This will vary quite a lot based on the following factors: ROOF DESIGN, WINDOWS ( CIRCLE TOPS), FLOOR COVERING, COUNTERTOPS, FOUNDATION FOOTPRINT, BRICK vs. SIDING. Just remember, a 2,500 sq.ft. home still has the same kitchen, garage, heating system, baths, driveway, etc… as a 3,100 sq.ft. home. These "fixed" items equate to fixed costs. If you have any further questions on this, we will be happy to answer them for you.

6. WHAT IS YOUR OFFICE ADDRESS? Our Office is location is 114 Rosewood Cove, Bellefonte in the Rosewood Cove Development. Hopefully, we will have a Model Home/Office in the Fall of 2004 in the Hillside Farm Estates Subdivision.

7. WHERE IS THE MAIN ENTRANCE LOCATED FOR HILLSIDE FARM ESTATES? The main entrance is located off of Route 26 in Phase 2 of the development. The entrance off of Phase 1A is a temporary entrance until the main entrance is completed in Phase 2.
